This is a full, working vineyard, with a large, comfortable, custom-built home, and a good income that could become a thriving business, of benefit to all partners. In addition, there is an adjoining property which can be added (different owner) to form a winery with a cult wine available to those traveling Hwy 12/121 and joining our wine club.

What does our business plan look like? YOU TELL US!
We have some of the best Chardonnay, Pinot Noir and Merlot grapes that Napa Valley has to offer. We plan to develop a single vineyard winery or custom crush, with these three grapes plus two more, selected by the partnership. We see it as a shared space that functions as a business and a shared investment that turns around in 5-7 years to offer profits to its investors. Got ideas? That's what we're seeking.

Fly in and out -- store your airplane -- at the nearby Napa County Airport, 10 minutes away. Study viticulture -- and much more! -- at Napa Valley College, 10 min east. Study food and wine at the Culinary Arts Institute, 25 min north -- passing beautiful vineyards on your way. Gastronomic delights await throughout Napa Valley, while Sonoma is a mere 20 min west. Enjoy a casual evening of dining at Carneros Inn's Boon Fly Cafe and Farm restaurants, right up the street. Store your boat in the boatyards of the Napa Valley Marina, 3 min south, and launch your craft at Cuttings Wharf Boat Launch after enjoying lunch overlooking the river at the classic Moore's Landing. The House: a 4 bedroom, 3 bath, 2900 sq ft house with 2 car garage - wake up to views when you stay here!
The Vineyard: the vineyard includes 5 acres of Chardonnay, 1 1/2 acres of Merlot and 1 1/2 acres of Pinot Noir.
The back lot: the back lot is on the market and used to be one with our present property. Our plan is to rejoin the two and build a winery!
The Town: be part of Napa culture.
Cosentino, one of our grape buyers, has still not paid for 2008 or 2009. We don't appreciate this. Next year, a different lucky winery will produce divine wine from our grapes -- or, we'll have our own winery.
There's a great house and great grapes on this property.
The next folks to live here will be very lucky... :D
